No Vacancy Miami Beach 2025: Art Takes Over the Hotels—Again

Miami Art Week is never short on spectacle, but every year there’s a Maximum Effort (apologies to Deadpool) to transform the city’s iconic hotels into full-blown art destinations: No Vacancy, Miami Beach. Returning for its sixth edition, the 2025 installment once again blurs the line between hospitality and contemporary art, inviting locals and visitors to wander through lobbies, courtyards, and façade spaces reimagined by some of South Florida’s most captivating artists.

Running November 13 through December 20, 2025, this year’s competition brings together 12 artists and collectives, each commissioned to create a site-specific installation tailored to a unique Miami Beach hotel. Think of it as a choose-your-own adventure where each stop unlocks a different world—textile gardens, shimmering portals, suspended landscapes, interactive illusions, and more.

No Vacancy is presented by the City of Miami Beach, the Miami Beach Visitor and Convention Authority (MBVCA), and the Greater Miami Convention & Visitors Bureau (GMCVB) (which kindly provided this info) —all united in their mission to uplift local artistic voices and celebrate Miami Beach as a cultural playground.

And speaking of celebration: two prizes are on the line this year, totaling $35,000. A $10,000 Public Prize, fueled by audience votes, and a $25,000 Juried Prize, selected by an expert panel.

Avalon Hotel / Andrea Myers — “A Soft Pixelation”

Myers reshapes the familiar into the fantastical with a textile field constructed from hundreds of donated T-shirts. The result: a pixelated, color-shifting patchwork that feels both handcrafted and digital at once.

The Betsy Hotel / Liz’N Bow — “Portal to Niña”

The Betsy’s beloved Egg transforms into a gateway—literally. Liz’N Bow invite viewers into a surreal, femme-centered universe that bends reality with charm and intention.

Cadillac Hotel & Beach Club / Denise Treizman — “Wish You Were Here”

Playful meets monumental in Treizman’s tapestry woven from pool noodles and quirky found objects. It’s equal parts postcard nostalgia and bold sculptural statement.

Casa Faena / Pepe Mar — “Tropical stomping grounds”

Pepe Mar mines 15 years of work inspired by South Beach’s eclectic cultural footprint, weaving it into an immersive, hyper-colorful self-portrait that feels like stepping inside the artist’s creative subconscious.

The Catalina Hotel & Beach Club / Edison Peñafiel — “Florida Florarium”

Peñafiel crafts a suspended garden made of elongated textile banners—a larger-than-life florarium that floats overhead like a dreamscape rooted in local ecology.

International Inn on the Bay / Nathalie Alfonso — “BayScape—”

Alfonso turns the building’s second-floor windows into a luminous drawing that shifts with the light—an ever-changing reflection of the bay just beyond.

Kimpton Surfcomber / Patty Suau — “Unexpected Encounters”

Mirrors and life-size figure drawings interact to pull viewers into playful, affectionate optical illusions. Suau’s installation is as much about presence as perception.

The Miami Beach EDITION / Amanda Linares — “Tierra Húmeda”

Clay tiles and graphite drawings explore the layered relationship between memory and land, grounding the EDITION in a tactile narrative that feels timeless and tender.

Nautilus Sonesta Miami Beach / Evelyn Sosa — “No Place is Far Away”

A participatory archive invites visitors to reflect on a poignant question: What object did you bring with you when you emigrated? Sosa transforms personal artifacts into a shared story of migration and memory.
